The OC Hub Report

Following every audit, your committee receives a comprehensive written report — clearly structured, accessible, and actionable. It covers findings across each area, benchmarks performance against industry standards, and provides specific recommendations where improvement is possible.

Your committee can use the report to negotiate improved terms, justify service changes, or determine whether a tender process is warranted.

Independent expertise, built for committees

We're not aligned with any management company. Our entire practice is built to serve owners corporations — and committees who engage us can be confident our advice is genuinely independent.

True independence

No referral arrangements or commissions from management companies. Our fee comes from you, ensuring our advice is yours alone.

Industry expertise

Deep knowledge of the Victorian OC landscape, the Owners Corporations Act 2006, and what best-practice management actually looks like.

Practical outcomes

We focus on what your committee can act on — not just observations, but clear recommendations with real-world pathways.

Committee-first approach

We understand committees are volunteers. We communicate clearly, work around your schedule, and make the process straightforward.

When is the right time for a management review?

A review can be undertaken at any time, but the ideal window is around six months before your management contract expires. This gives your committee time to assess performance, negotiate improved terms, or — if necessary — run a tender process before committing to a new contract.

Does our manager need to know about the review?

A review can be conducted with or without your manager's knowledge. That said, involving the manager often leads to better outcomes — many managers respond with improved pricing or service commitments when they know a review is underway.

How long does a management review take?

Most reviews are completed within 4–6 weeks. If your committee requires an urgent review — for example, ahead of an AGM or contract decision — we can accommodate a faster turnaround.

Do we need to go to tender after a review?

Not necessarily. We recommend completing the review first to determine whether a change of manager is warranted. Many committees find the review itself is sufficient to negotiate improvements — saving the time and complexity of a full tender process.

Can a review help us find cost savings?

Yes — this is one of the most consistent outcomes of our audits. Fee structures, disbursements, insurance commissions, and service provider contracts are all areas where savings are commonly identified.

What makes The OC Hub different from other consultants?

Our entire focus is on serving the owners corporation — not facilitating a change of manager. We give committees an objective picture of their current situation and the tools to make their own informed decisions, whether that means staying with their manager or seeking change.
